Summary: After a previous developer was unsuccessful in processing a General Plan Amendment for single family homes, our team identified the opportunity to redesign the community into a mixed income development offering both for sale and rental housing with homes throughout the income spectrum.  The process involved a General Plan Amendment, Zone Change, Precise Plan, Tentative Map and multiple years competing within the RDCS growth control competition.  Upon approval, the properties were sold to privately held development firms for a substantial gain prior to the commencement of construction.
